Friends/colleagues have told me having experienced the investment market just how frustrating it can be but I wanted to see for myself, and having done this now for several months they are not entirely wrong.
I have found myself on more than one occasion getting quite carried away with high expectations, only to come crashing down again a few days later. Being 'close' to securing a deal means little, and on so many occasions I have come that close to agreeing some major business-BUT be it one reason or another things have not gelled together.
In the investment market its all about 'delivery' and on so many occasions failure to deliver has resulted in unhappy clients who quite quickly lose faith in your ability and inevitably go elsewhere.
I have had several examples of this in the last few weeks including a major multi million pound land deal which had it happened would have set my company up nicely-but failure to deliver plus an abundance of unnecessary red tape prevented this from happening.
More and more investment deals are being received including some excellent opportunities in the Kensington and Knightsbridge areas like an off market three bedroom two bathroom 3rd floor purpose built apartment in a secure private road in the heart of the area and where offers over £2m are being considered, or a portfolio of four luxury 2 and 3 bedroom apartments offers in excess of £4.4m.
We have also received a very attractive one bedroom ground floor flat in Camden, London, few minutes from the station for under £300k.
Plenty of land enquiries are being received with or without planning and in the London, Sussex and Surrey areas for multiple residential developments.
I visited an amazing Penthouse apartment in South Kensington recently just like something out of an 'Ideal home' magazine and featuring a 360 degree roof terrace with magnificent views over London, and all for less than £5m.
An interesting opportunity has become available near my home in West Sussex, its a badly fire damaged 4/5 bedroom detached house in a great semi rural location and offering someone an ideal opportunity to redevelop-offers over £200k are invited. In the same area we have an excellent buy to let opportunity coming up for marketing in the region of £150k.

Follow the trials and tribulations and, hopefully, success stories too in building up my new East Grinstead based Residential Estate Agency business.

Prime opportunities
With no shortage of opportunities becoming available, offers coming in and deals being done!
Several new residential portfolios have been received including one in St Johns Wood London, and the other one in Crouch End. Both include a number of self contained apartments from Studios to luxury 3 bedroom flats and priced from £1.4m.
A portfolio of SEVEN London hotels has also become available and this represents quite a unique opportunity to grow existing businesses.
Land opportunities are also in abundance including several in north London with planning for multiple residential/ commercial development and a very interesting cleared site in Sheffield with planning for 45 apartments, and asking £950,000.
A rare opportunity has become available in North west London with two adjoining period properties creating enormous potential for development, use as HMO's, conversion in to several luxury apartments (2 beds selling in the area for £500k) or refurbishing in to 2 very desirable 5 bedroom family residences each circa 2000 sq ft.
Plenty of new enquiries are being received and we are still in need of a private members club in central London with clients prepared to pay up to £10m for the right opportunity.
HMO's are also in good demand as is land with or without planning in Surrey, Sussex and London. Commercial buildings with potential residential use are also being sought along with properties producing yields in excess of 5% and located in prime London areas.
If you would like further information on any of those properties discussed in this blog please call us on 01342 53 77 53 or e mail to; terry@terrycarrresidential.co.uk

Contracts Exchanged
Following an on and off saga the sale at Crawley Down Road Felbridge exchanged contracts last week much to my clients relief and ours! Seemingly the sale was dead following a damming surveyors report, but a deal is NEVER dead until it is dead and lengthy renegotiations proved successful and completion takes place later this month-phew!!
Our overseas division is experiencing various price reductions with a view of increasing activity levels, and we can now report availability across Europe including France, Italy and Spain. Check out www.terrycarrresidential.co.uk
Still getting good enquiries for investment property between Sussex and London and have some interesting leads for land with or without p/p, derelict/run down houses, Hotels, HMO's and properties producing a good yield.
We have recently received details of an interesting opportunity in Peckham, London, SE15 where we have a modern block of 12 one and two bedroom apartments for sale, ie 10 x 1 beds and 2 x 2 beds. Each apartment has a secured underground parking space and there is a passenger lift to all floors. The flats can either be bought bulk or individually and expected rental yields are circa 7%. If you would like further details please call us on 01342 537753.
Details of several superbly located London opportunities including refurbs/developments, and Hotels are also available upon request.
Terry Carr Residential still has for sale an extremely versatile 3/4 bedroom family size bungalow for sale in East Grinstead, ten minutes from the station and offered in excellent decorative order. The property also benefits from a garage, pleasant rear garden, and NO CHAIN. Offers are invited circa £375,000

Supply and Demand
Local demand is certainly high at the moment for bricks and mortar and despite new regulations with lending/mortgage criteria people are still moving for one reason or another.
Here in West Sussex the numbers of For Sale/Sold By boards seem to be dwindling a bi. Normally roads would be festooned with 4 x 3 boards but at the moment you have to look hard for them.
Last week we took on a really spacious detached bungalow 10 minutes from East Grinstead station in Garden Wood Road, featuring 3/4 bedrooms, fully fitted/integrated kitchen, luxury bathroom, 2/3 reception rooms, garden and garage all for £375,000 and if you are driving down the road you will see my board.
Talking of Bungalows our property in Crawley Down Road is back on the market at the reduced price of £340,000 and again if you are in the road you will see our board.
We have valued a very nice 2 bedroom starter home in East Grinstead which we expect to have on our books in a few days priced circa £189,950 and a certain seller!
Another 5,000 leaflets have gone out to local residents, mostly delivered by myself, mentioning the special 0.50% offer available only until the end of this month and we are hopeful that more people will take advantage of possibly the best deal on the High Street.
On my travels delivering leaflets I was amazed by the numbers of Dogs left in houses and I fear that my letter ended up in various digestive systems.
I am contemplating increasing our territory in to Crawley, all be it only a few miles away, but we are in urgent need of more chimney pots and Crawley does offer that potential - so look out Crawley!
Our 5 bedroom 4 bathroom luxury house in Copthorne was this week reduced by £40,000 to £910,000 and hopefully this will now start to attract the right kind of interest.
We are on the look out to employ property finders to source new residential sales instructions in the East Grinstead and surrounding villages and if you are interested or know someone who may be interested please let us know. We will pay excellent rates of commission for successful leads.

Spring in to action
With Spring almost upon us we are looking forward to a brisk period with plenty of new instructions and sales.
We are delighted to report that following a weeks marketing we have agreed a sale in Crawley Down Road, a very nice detached 2 bedroom bungalow, and in doing exceeding our clients expectations by about £20k. Our purchasers are delighted particularly as they are cash buyers looking for early possession, and this is an ideal situation for my client-so fingers crossed.
I am pleased to say that this sale was a direct result from my advert in the local Observer and ironically I had two enquiries from the paper and both people were interested-so local advertising does occasionally work.
Talking of the Spring we are embarking on another major leaflet drop soon and highlighting our offer of 0.50% with no vat and available until 30th April 2012.
Still getting plenty of investment enquiries primarily for high yield properties in prime London locations, and I still have a number of excellent opportunities available.
Back in Sussex, we are taking on a very versatile 3/4 bedroom detached bungalow modernised and improved and close to Sainsburys all for £370,000 and expected to sell quickly as the vendor wants to reinvest in another property.
This week saw a £30k reduction on an EIGHT bedroom house we are marketing in Camberwell London already let and making a great rental investment property in a sought after area.
Our International department will shortly be including properties in Cyprus and USA to compliment our current European offerings in Italy and Spain-visit www.terrycarrresidential.co.uk for further information.
We have received a large price reduction this week on the Barbados home we are marketing-vendors very keen to sell, and will make a 'dream' holiday home with 4 beds and 4 baths.
Finally we are still trying to generate positive interest in Old Domewood Copthorne, West Sussex-this is a stunning 5 bedroom detached house boasting 4 bathrooms, 4 reception rooms, fully fitted kitchen, glorious third of an acre grounds and double garage, all of this for £950,000. The property is very commutable by road, rail and air and for further information and viewings please call us on 01342 537753.

A spring in our step
Spring is on its way and this encourages would be vendors to contemplate marketing their property. We are sharing here our continued marketing strategies, some of which will be more successful than others.
With our stress Busting offer due to reach more than 5000 homes in the next week or so Lorraine and I are confident that this is going to have a positive affect in the area and we anticipate interest forthcoming from it.
Lorraine has a regular spot on Meridian FM talking about her therapies and this week was mentioning about the stress busting offer and we hope East Grinstead was listening.
All in all the last couple of weeks have been busier with several new instructions received including a very nice detached 2 bedroom bungalow in Felbridge, East Grinstead for £350,000 where we have been appointed sole agent, and an eight bedroom house ideal for investment. We are due to take on another bungalow in East Grinstead next week with 3/4 bedrooms which is very versatile and ideal for a family.
We are organising a company to make and distribute our for sale boards and we should start to see 'a long awaited' for board presence in the area in a week or two and soon our boards will be seen throughout the area.
More and more investment enquiries are coming through, mostly for high yield London properties, and a number of new opportunities have been added to my listing over the last week. I have also received details of a Five star Knightsbridge hotel for sale.
Newspaper adverts are due out this week and next, and the local observer are giving us considerable PR coverage in this weeks edition, highlighting our stress busting offer.
Talking to several local residents over the last few weeks people are interested in the 'more personal service' that I am able to offer in comparison to that offered by some High Street agents who tend to promise a lot, but don't always deliver.
We have been extremely busy tweeting the local social networks with our properties and are confident that this will eventually start to 'pay dividends'.

Slip Sliding!
With Arctic conditions affecting much of the British Isles here in East Grinstead, we have had quite a bit of the white stuff albeit it not as much as last year fortunately. Regardless business goes on, although activity levels need building and we are still searching for those seemingly hard to come by instructions.
We have just taken on a beautiful country style detached five bedroom four bathroom house in Copthorne, West Sussex. This is an impeccable family house in a much sought after location ideal for commuting either by air, road or rail.
The property boasts glorious grounds of approximately one third of an acre, a double garage and a huge loft area ideal for development subject to the usual consents. The asking price is £950,000 and for further details and photos go to: http://www.terrycarrresidential.co.uk .
With more than 5000 leaflets distributed throughout East Grinstead we are now waiting for that buzz to start with valuations and instructions starting to come through.
Still getting good hits to my website: http://www.terrycarrresidential.co.uk and plenty of investors looking to buy below market value or where discounts up to 35% can be given but there are not too many of them about. My social network sites are getting plenty of hits too, particularly Twitter and Linkedin - both good business allies.
This is the last week of our radio commercial with Meridian FM and whilst the response from it has been disappointing it must be creating a name awareness out there. in fact this morning I was talking to someone who works for a local magazine and she commented to me that she has heard it a number of times.
We have had some professionally written press releases prepared which we shall be sending out to various media with hopes that they will take up on our stress busting offer (details on http://www.terrycarrresidential.co.uk/stress-busting-promotion/.co.uk) spreading the word throughout the area.

Work in Progress
Our Stress Buster offer is certainly getting glowing comments from people and I really think we are on a winner with it. Read about it at www.terrycarrresidential.co.uk
Good volumes of enquiries are coming through mostly from investors looking for off market or below market valued properties in and around London and I wish I had that kind of stock to offer them. Can anyone help? terry@terrycarrresidential.co.uk
I was sorry for Simon Grayson being sacked from my club Leeds United, although not entirely unexpected in view of recent results. But Leeds United is a great club to manage and a fantastic opportunity for somebody like Neil Warnock to manage a true sleeping giant! If I ever win the lottery I would love to buy the club and fire Ken Bates!
We are in the process of putting together another advert, this time maybe a jingle, for Meridian FM and I will give you more detail about this as and when.
There is a half page advert appearing in tomorrows local East Grinstead Observer and hopefully we will start t see a response. Encouragingly the number of hits on our website www.terrycarrresidential.co.uk is increasing at a daily rate.
I was sent details today of a distressed development site in East London, 100,000 Sq Ft with planning for 150 units. I am told it was valued at £10m and can be bought between £6-£7m with projected profits on resale £12m. I have considerable interest already including from a major house builder, so fingers crossed.

Stress Free
Despite semi Arctic conditions (well it's really cold,) Terry Carr Residential, in conjunction with Lorraine Doron Aromatherapy & Reflexology, has come up with an offer to entice more vendors:
Moving Home? Make it stress free!
Sell your home in the East Grinstead area with Terry Carr Residential and on completion enjoy,on us, a course of six Relaxing, Stress Busting treatments worth up to £243 with Lorraine Doron Aromatherapy & Reflexology!
How's that for ensuring a stress free move?
We are considering using this promotion in a new forthcoming radio commercial/jingle on Meridian FM once the current promotion ends.
The weather has always had an effect on market conditions one way or another and despite this we are still getting plenty of flyers delivered throughout the area come 'rain or shine'.
According to istvan my distributor a number of people who have received my flyer are interested in selling and will be contacting me in due course-I look forward to their calls.
We have been promised a rather nice detached 4 bedroom 2 bathroom house to sell in Copthorne, and I look forward to taking instructions later this week.
A number of new investment enquiries have come through this week for Hotels and guest houses in central London, and whilst I currently have a couple of potential opportunities, I could do with more-if anyone can help?
I also have an excellent enquiry for property specifically in East London, houses and flats primarily and with a budget from £250k-£700k, and again if anyone can help?

Frustrations
All in all its been a frustrating week with activity levels not as high as they could and should be, and I am determined that next week will be more constructive.
My mail shot has so far reached about 3000 East Grinstead residents and the remainder of the 5000 printed should be delivered next week. On top of this, I have been delivering leaflets to the much sought after Forest Row and Ashurst Wood areas and I will continue this next week.
I have booked a half page advert in next weeks local Observer to complement the flyer that is going out.
Friends & acquaintances in the area who have received the flyer through their door are impressed with the quality of the content and the paper itself! They comment that the presentation is good and shows that they would receive a good personal service.
I think the market is in a state of limbo and hopefully the calm before the storm, although talk of another recession isn't helping much.
Meridian FM, our local radio station, is still blasting out my radio commercial, and Lorraine and myself are contemplating a joint venture campaign on the airwaves in a few weeks;- watch this space!
I am paying a lot of attention to various social networks as I believe that this is another important tool and seemingly more agents have the same impression, and certainly there is one local multiple franchised agency who seems to compete with my volume of tweets
Today we have spread our wings to the local post office and left various advertising material prominently displayed, and again its another channel to get our name out there thus increasing local awareness.

Its tough out there
Being quite an impatient person I guess I would have hoped for a lot more positive activity than I am getting right now!
I have to keep reminding myself that its only January and I should know only too well that historically things do kick off slowly at the start of every new year. Nevertheless, I would have hoped for more positivity to our early promotions both on the radio waves and through letter boxes, and I hope this is the calm before the storm because I am well prepared for it and always function better under pressure.
There is a temptation to do more local media advertising promoting the name, but I have pledged to Lorraine that we will resist this until we start to see rewards for our initial efforts and outlay.
Driving around the area clearly there is a dearth of other agents boards, I expect numbers will increase over the next few week and I shall continue to monitor the situation whilst also keeping a check on the competitions web sites.
It is apparent that a couple of the larger corporate agents are already showing healthy numbers of new instructions if messages on their adverts are to be believed.
Looking in local agencies the numbers of staff employed still appears quite sparse, with one or two agencies clearly running with half empty offices and an array of vacant desks.
We are now in to the second week of my Radio commercial on Meridian FM who have been playing around with the times the advert goes out and with the hopes of maximising the audience and increasing the prospects of potential business. Lets hope so and don't forget my 0.50% fee structure with NO VAT for a limited period and a considerable potential saving on fees.

Getting my hands dirty
I have never been a person who does not mind 'getting my hands dirty' and have just spent the last couple of hours hand delivering one of my latest circulars to roads in close proximity of where I live. It's amazing how many different types and strengths of letter boxes there are. Thank goodness we have some plasters in the house! There also appears to be a large number of dogs who seemingly are on patrol and savage anything which enters their house!
Our main canvass of the area starts tomorrow with the start of several thousand letters being professionally delivered, I hope! Then we just wait for a reaction and phone calls.
Meridian FM has been busy broadcasting my advert four times a day and has started playing round with the timings so that audiences are maximised. I have to be honest and say I think the advert sounds pretty good and well presented however it's results that count and here's hoping for some!
I did whimsically think about hiring some glamorous dancing girls and have them parading up and down East Grinstead high road for PR but people may have got the wrong sort of idea as to the type of company Terry Carr Residential is.
I received a good enquiry from another investor yesterday looking to buy property in East London where a 25% discount can be envisaged but unfortunately the only thing I had in East London was a commercial investment,a shop and upper part in Walthamstow, but the yield was not enough for this gentleman.
My website is getting plenty of hits even at this early stage and I will continue to promote it through the various social media networks.
Our first local media advert has appeared today and the paper has kindly,(not), placed it on the back page of the sales section. It leaves plenty of room for improvement and ultimately needs to be advertising local property. Hopefully our next advert will contain stock and we will get a more prominent position.
The next 14 days should provide an early indication as to progress at Terry Carr Residential, so watch this space.

Busy Busy
It was an eventful day yesterday with more and more enquiries being received and many more from my website www.terrycarrresidential.co.uk, with particular interest from developers regarding the 27 one and two bedroom flats for sale in Aldgate for a cool £15.2m
With the prospect of several new local instructions being received imminently including a couple of rental investments together with a lovely four bedroom 2 bathroom detached house, things are looking promising.
I had a long chat the other day with a very helpful guy at Zoopla that offers a competitive package for new starts like mine and wants to help the smaller business 'get on board'. As I rate Zoopla highly, (having used them before),
I will certainly keep them in mind.
While queuing up in the post office today, I noticed with interest a local agent was advertising on a plasma screen in the shop (£25pm I think). Judging by the length of the queue and the slowness of the staff this could be another interesting advertising tool. Amongst the many reasons why this agent felt he should be instructed to sell your property was that his advertising on social network sites, and I must say this is a good idea and something I do a lot of.
It would be so easy to invest in all sorts of advertising media, web portals, a shop front etc etc but my aim is, slowly but surely. get the name of Terry Carr Residential out there and eventually becoming a successful household name.
Can I just mention again that for a limited period we are offering a 0.50% sole agency commission structure, with NO VAT to pay....so if you have friends, family living in the East Grinstead and surrounding areas who are interested in selling and would like a FREE market appraisal they can reach me on 01342 53 77 53 or 07879 475 019

Action Stations
An active week is anticipated with the commencement of my radio advertisement going out on the airwaves three times a day for the next month on Meridian FM, professionally read by Krys O'brien an actress and local celebrity.
We hope this will create a general brand awareness to approximately 25,000 listeners in the East Grinstead and neighbouring areas: -so here's hoping.
We have our first local media advertisement appearing on Thursday, which we expect to reach a similar audience as the radio commercial.
Later in the week we are blitzing the area with several thousand leaflets to home owners, offering our services plus an opening offer of 0.50% and NO VAT for a limited period on sole agency instructions. Having researched the area we are confident that this is a very competitive rate with other agents charging anything between 0.75% and 1.5% plus VAT for sole agency instructions.
We have received two enquiries already from people interested in working for the company, but recruitment is not a priority at the moment.
Our website www.terrycarrresidential.co.uk is looking better and already we are showing healthy volumes of hits and that is very encouraging. There still plenty of photos to download: Thank you Lorraine!.
We are receiving a number of very useful enquiries for all sorts of investment properties in London and Sussex and have clients very keen to purchase land in Sussex or Surrey for multiple development, with or without planning.
We hope this is going to be the start of a very busy and successful week at Terry Carr Residential and with the numbers of viewers growing on this blog every day it appears we have a keen audience.

Calm before the storm
With activity levels high and expectations growing, we go in to over-drive and are gearing towards a hectic time next week.
We are busy proofing adverts and other marketing literature and also preparing a forthcoming radio commercial going out on Meridian FM for a month. It's all very exciting.
I am getting a number of calls from businesses offering assistance in one way or another; accountants, insurance companies and solicitors.
With the exception of one local Estate agent, others in the area have ignored my request for agent to agent co-operation which is probably no more than I expected.
My website www.terrycarrresidential.co.uk is now looking good (thank you Charlie at Deeper Insight). It's not quite the finished article, but getting there and now needs to get plenty of local properties loaded on to it.
I am still carrying a number of prime located investment properties in London including a 28 room HMO in Maida Vale, a large office building in Hammersmith with scope for Residential use subject to usual consents, and various blocks of flats.
As an opening offer and to kick things off, we are offering for a limited period, a 0.50% sole agency commission (extremely competitive) and NO VAT, so there is a big saving there for vendors.
Terry Carr Residential is linked to a number of different Web Portals and with more being added regularly, we really want to market instructions extensively and efficiently.

NETWORKING
My partner Lorraine has recently introduced me to the interesting and very important world of Networking.
Clearly I can see the need for any particularly new business to network, meeting up with similar people, exchanging views, ideas and of course business cards.
I have so far only been to 2 or 3 meetings, during which time I have made a number of new contacts:solicitors, IFA's, accountants, website advisors and fellow estate agents.
These meetings usually last 1 to 2 hours and are probably available throughout the country and definitely worth an hour of your time - and mine!
With media advertising booked for next week, a local radio campaign too and lastly a huge mail drop in the area, I remain hopeful that the buzz will soon begin and I will be inundated with valuations and instructions.

Marketing a new brand
I have no delusions about marketing a new brand as I have done it many times in my career, but the difference now is this is MY new brand and MY business and I have no one else to answer to.
Having been an Estate agent for more than 30 years, I have obviously seen the many ways of marketing brands some of which were interesting, others that were appalling, but suffice it to say I have many innovative ideas up my sleeves.
A tight budget is of paramount importance to any new business, as it is easy to get carried away and roped in to marketing situations that may be costly and have little or no assistance to your business. Since setting up Terry Carr Residential, I have received all sorts of calls and marketing literature from various sources suggesting all sorts of success rates from their products - but I am not that gullible or stupid!
I need Terry Carr Residential to be a recognised brand name on the High Street (even though it I am not actually on the High Street).
