For the last six months I have been concentrating on building up an investment portfolio for a growing number of investor clients on my books and this has proved to be very frustrating and of course with no guarantees at the end of the day. Deals are being received on a daily basis, land with planning, mixed use opportunities, Hotels, and property with growth potential.
Many of my colleagues supplying investment deals assure me that much of what they send is 'off market' but nine out of ten times I discover its not and has in fact been doing the rounds for ages, and adds to the frustrations of this business.
Circumvention is another problem, who can you trust, it seems there is a high percentage of brokers out there who wont think twice about circumventing, or going behind our back and tracking the vendor or mandate and subsequently I have removed a number of brokers from my mailing list.
Some of the development deals to come my way include a new build scheme for 90+ luxury apartments in Canary Wharf, residential scheme in Croydon town centre to provide 200+ residential apartments, a mixed use site in east London in excess of 52000 sq ft with potential for residential development, several prime London Hotels, a hotel in Lourdes France, a commercial building in Hertfordshire with permitted development for residential scheme.
Deliver ability has been another problem to address, and on a number of occasions when I have thought progress was being made only to discover that many of these opportunities could not progress further due to lack of information, or introducing brokers too far away from vendors/ mandates to achieve positive results.
