A spring in our step

Spring is on its way and this encourages would be vendors to contemplate marketing their property. We are sharing here our continued marketing strategies, some of which will be more successful than others.

 With our stress Busting offer due to reach more than 5000 homes in the next week or so Lorraine and I are confident that this is going to have a positive affect in the area and we anticipate interest forthcoming from it.

Lorraine has a regular spot on Meridian FM talking about her therapies and this week was mentioning about the stress busting offer and we hope East Grinstead was listening.

All in all the last couple of weeks have been busier with several new instructions received including a very nice detached 2 bedroom bungalow in Felbridge, East Grinstead for £350,000 where we have been appointed sole agent, and an eight bedroom house ideal for investment. We are due to take on another bungalow in East Grinstead next week with 3/4 bedrooms which is very versatile and ideal for a family.

We are organising a company to make and distribute our for sale boards and we should start to see 'a long awaited' for board presence in the area in a week or two and soon our boards will be seen throughout the area.

More and more investment enquiries are coming through, mostly for high yield London properties, and a number of new opportunities have been added to my listing over the last week. I have also received details of a Five star Knightsbridge hotel for sale.

Newspaper adverts are due out this week and next, and the local observer are giving us considerable PR coverage in this weeks edition, highlighting our stress busting offer.

Talking to several local residents over the last few weeks people are interested in the 'more personal service' that I am able to offer in comparison to that offered by some High Street agents who tend to promise a lot, but don't always deliver.

We have been extremely busy tweeting the local social networks with our properties and are confident that this will eventually start to 'pay dividends'.

Slip Sliding!

With Arctic conditions affecting much of the British Isles here in East Grinstead, we have had quite a bit of the white stuff albeit it not as much as last year fortunately. Regardless business goes on, although activity levels need building and we are still searching for those seemingly hard to come by instructions.

We have just taken on a beautiful country style detached five bedroom four bathroom house in Copthorne, West Sussex. This is an impeccable family house in a much sought after location ideal for commuting either by air, road or rail.

With more than 5000 leaflets distributed throughout East Grinstead we are now waiting for that buzz to start with valuations and instructions starting to come through.

Still getting good hits to my website: http://www.terrycarrresidential.co.uk and plenty of investors looking to buy below market value or where discounts up to 35% can be given but there are not too many of them about. My social network sites are getting plenty of hits too, particularly Twitter and Linkedin - both good business allies.

This is the last week of our radio commercial with Meridian FM and whilst the response from it has been disappointing it must be creating a name awareness out there. in fact this morning I was talking to someone who works for a local magazine and she commented to me that she has heard it a number of times.

We have had some professionally written press releases prepared which we shall be sending out to various media with hopes that they will take up on our stress busting offer (details on http://www.terrycarrresidential.co.uk/stress-busting-promotion/.co.uk) spreading the word throughout the area.

Work in Progress

Good volumes of enquiries are coming through mostly from investors looking for off market or below market valued properties in and around London and I wish I had that kind of stock to offer them. Can anyone help? terry@terrycarrresidential.co.uk

I was sorry for Simon Grayson being sacked from my club Leeds United, although not entirely unexpected in view of recent results. But Leeds United is a great club to manage and a fantastic opportunity for somebody like Neil Warnock to manage a true sleeping giant! If I ever win the lottery I would love to buy the club and fire Ken Bates!

We are in the process of putting together another advert, this time maybe a jingle, for Meridian FM and I will give you more detail about this as and when.

There is a half page advert appearing in tomorrows local East Grinstead Observer and hopefully we will start t see a response. Encouragingly the number of hits on our website www.terrycarrresidential.co.uk is increasing at a daily rate.

I was sent details today of a distressed development site in East London, 100,000 Sq Ft with planning for 150 units. I am told it was valued at £10m and can be bought between £6-£7m with projected profits on resale £12m. I have considerable interest already including from a major house builder, so fingers crossed.
